PR and reputation for real estate agents and brokers

Real estate runs on reputation: 43% of buyers found their agent through a referral, and sellers rank reputation first when they pick one (NAR, 2025). Agent PR means Zillow and Google reviews within each platform's rules, local press and market data, and ads that stay inside fair housing law. A Patch article costs $433 on Essentras.

Sources: NAR's 2025 buyer and seller profile and 2026 Code of Ethics, Zillow and Google policies, HUD and the fair housing regulation, and 127 real estate listings in the Essentras API

What matters

What do PR and reputation do for agents and brokers?

Most business comes through people who already trust you: referrals, past clients and the reviews a stranger reads after a referral. Press and reviews make that trust visible to someone checking your name. They do not replace service, and nothing here can promise listings or closings.

Where agents' business comes from, and what press and reviews can add. NAR 2025 Profile of Home Buyers and Sellers unless stated; read 19 Oct 2026.
GoalWhat the data showsWhat press and reviews add
Buyers43% were referred to their agent; 67% of first-time and 76% of repeat buyers interviewed only 1 agentSomething to read when a friend gives your name: reviews, a profile, local coverage
Sellers66% used an agent they were referred to or had used before; reputation was the top factor (35%)Proof of reputation: recent reviews and press about your market knowledge
Repeat and referral business91% of buyers would use their agent again or recommend them; 62% already hadAn easy link for past clients to share
Online search52% of buyers found the home they bought on the internet; 46% started by looking onlinePages that rank for your name and market; a Google Business Profile as an individual practitioner
What buyers valuePersonal calls (72%) and texts (72%) ranked far above social media activity (15%) and newspaper ads (2%)Market reports, which 49% of buyers valued, double as PR material
  • NAR press release of 4 Nov 2025 for the 88%, 91% and 62% figures; the full 2025 Profile (Exhibits 3-6, 4-6, 4-8 and 4-9, chapter 7) read through a state association's copy in the Internet Archive.

Branding rules

Agent and broker branding: what the rules require in public

An agent's personal brand still sits under a licensed firm. NAR's Code of Ethics binds REALTORS, Google sets naming rules for practitioner profiles, and your state's licensing rules may add more: check them with your broker.

Show you are a licensee

Article 12 asks REALTORS to make their status as real estate professionals readily apparent, and Standard 12-9 asks websites to show the firm's name and the states of licensure.

Credit what you reuse

Standard 12-10 bars presenting content developed by others without attribution or permission: market reports, photos and articles included.

Name your Google profile correctly

Google counts real estate agents as individual practitioners: 1 profile per practitioner, named for the person; a solo agent at a branded office can use "[brand/company]: [practitioner name]".

Keep press true and checkable

Awards, sales volumes and rankings in a press piece should be ones you can document. A paid placement must not be presented as independent coverage.

Step by step

How to get Zillow and Google reviews in 7 steps, within the rules

Both platforms let you ask past clients for reviews; neither lets you pay for them, and Zillow's agent FAQ links to scripts for asking. The steps below follow each platform's own rules.

  1. 1. Claim both profiles

Your Zillow agent profile and a Google Business Profile as an individual practitioner, with your name, firm and service area right.

  2. 2. Ask every client after closing

Zillow says only buyers and sellers who communicated or worked with you can review you. Google forbids asking only happy clients, so ask all of them the same way.

  3. 3. Never pay or reward a review

Zillow rejects reviews from people who received or were offered compensation, and its policy says agents will not solicit reviews for compensation. Google forbids incentives of any kind.

  4. 4. Skip family and colleagues

Zillow rejects reviews from family members and from employees of the same company, even ones who were real clients.

  5. 5. Reply to every review

Zillow says reviews cannot be deleted individually but agents can respond to any of them. Keep client details and transaction terms out of public replies.

  6. 6. Flag only real policy breaches

On Zillow, flag a review from your profile to have it moderated again; Zillow says approved reviews are very rarely removed. On Google, report it and follow it in the Reviews Management Tool.

  7. 7. Answer a false review that stays

For a misleading Zillow review that passed moderation, its policy says the only recourse is a clarification comment below it; report fraud to Zillow Consumer Care.

Fair housing caution

Fair housing and real estate PR: what every ad and article must avoid

The Fair Housing Act covers more than classified ads. HUD's regulation applies to written and oral statements, so press releases, paid articles, social posts and listing copy all count. This is not legal advice: run anything uncertain past your broker or counsel.

The rule in 1 sentence

It is unlawful to publish any notice, statement or advertisement about selling or renting a dwelling that indicates a preference, limitation or discrimination based on race, color, religion, sex, handicap, familial status or national origin (42 U.S.C. 3604(c)).

  • "The prohibitions in this section shall apply to all written or oral notices or statements by a person engaged in the sale or rental of a dwelling."

    24 CFR 100.75(b), eCFR, current to 15 Oct 2026

  • Discriminatory advertising includes "using words, phrases, photographs, illustrations, symbols or forms" that convey a dwelling is or is not available to a group, and "selecting media or locations for advertising" that deny parts of the market information.

    24 CFR 100.75(c)(1) and (c)(3)

  • Describe the property and the location, not who should live there.
  • Check photos and illustrations for what they suggest about who the home is for.
  • Spread ads and placements across media that reach the whole market, not 1 group.
  • REALTORS: Standard of Practice 10-3 also bars ads indicating a preference based on sexual orientation or gender identity.
  • HUD withdrew its 2024 guidance on digital platform advertising on 17 Sep 2025, saying it should not be relied upon and that the withdrawal is not necessarily final. The statute and the regulation above still apply.
  • Anyone can report housing discrimination to HUD's Office of Fair Housing and Equal Opportunity (1-800-669-9777 or online).

Outlets

Which outlets do agents and their clients read, and what do they cost?

Buyers and sellers read local news and search their own market; agents and brokers read the trade press. No dated survey ranks the trade outlets, so the table shows the ones in the catalog with their listing terms.

Mistakes

Real estate PR and review mistakes to avoid

Rewarding reviews

Gift cards and closing gifts tied to reviews break Zillow's and Google's rules.

Reviews from family or your office

Zillow rejects them, even from colleagues who were real clients.

Describing the buyer, not the home

Words or photos that suggest who a home is for can break the Fair Housing Act.

Leaving out the firm name

Standard of Practice 12-5 requires the firm name in a readily apparent manner.

Client details in replies

Calling a paid page coverage

FAQ

Frequently asked questions

Do real estate agents need PR?▾

Most need reputation more than press: 43% of buyers found their agent through a referral and sellers rank reputation first (NAR, 2025). Reviews, a correct profile and local market commentary come first; press and paid pages add proof for people checking your name.

How do I get more Zillow reviews?▾

Ask every past client after closing; Zillow's agent FAQ links to scripts for asking. Only buyers and sellers who worked or communicated with you can review you, and Zillow rejects reviews from family, colleagues and anyone offered compensation.

Can I remove a bad Zillow review?▾

Rarely. Zillow says reviews cannot be deleted individually and are very rarely removed once approved. Flag a review that breaks its policy; for a misleading one that passed moderation, post a clarification comment, and report fraud to Consumer Care.

Can I give clients a gift for a review?▾

No. Zillow rejects reviews from people who received or were offered compensation, and Google forbids incentives for reviews. Thank clients however you like, but never tie a gift to a review.

What does fair housing law mean for real estate PR?▾

Any notice, statement or ad about selling or renting a home must not indicate a preference, limitation or discrimination based on a protected class. HUD's rule covers words, photos and where you advertise, and applies to oral statements too.

Do I have to include my brokerage name in press and ads?▾

REALTORS must disclose the firm name in a reasonable and readily apparent manner (Standard of Practice 12-5), and websites must show the firm and states of licensure (12-9). Your state may add rules; ask your broker.

How should a real estate agent set up a Google Business Profile?▾

Google treats real estate agents as individual practitioners: 1 profile per person, named for the practitioner, and a solo agent at a branded office may use "[brand/company]: [practitioner name]".

How much does PR cost for a real estate agent?▾

Doing it yourself costs your time. The Close says large real estate PR firms can charge $2,000 or more as a retainer. A wire release costs from $149. Paid pages: ActiveRain $120, Patch $433, an Inman contributor article $5,000.

Which outlets do real estate professionals read?▾

No dated survey ranks them. In the catalog, Inman ($5,000), The Real Deal ($16,667, labeled) and Realty Times serve the industry; HousingWire and RISMedia are not sold, so coverage there is earned only.

Is a paid article about my business earned coverage?▾

No. It is a page you buy, published with the label its listing states. Under Article 12, present it truthfully, not as a story a journalist chose. Essentras sells paid placements, not earned PR.
